Job Description:

We are an integrated real estate platform with expertise across Real Estate Services and Development. Over the last decade, we have built a strong presence in the Indian real estate ecosystem, combining operational scale with deep technical and advisory expertise.
Through its Real Estate Services business, we deliver Facility Management and Real Estate Advisory services to leading corporates, developers, landowners, funds, and NBFCs. We currently manage over 250 million sq. ft. of assets pan-India and has advised and monitored projects representing ?16,000+ crore of real estate value

The key responsibilities of the candidate shall be as follows – 
  • Support Technical Due Diligence assignments with a focus on:
  • Review of project approvals and permit status
  • Assessment of balance approvals and regulatory risks
  • Development potential analysis based on FSI/DC norms
  • Comparison of approved plans vs. site progress
  • Assist in Approvals & Compliance Review including:
  • Mapping of approvals obtained vs. required
  • Estimation and validation of approval costs
  • Tracking approval timelines and dependencies
  • Support Investment Risk Monitoring mandates by:
  • Maintaining approval trackers for ongoing project
  • Highlighting approval-linked schedule risks
  • Supporting milestone-based regulatory reviews
  • Assist in RERA compliance review and regulatory documentation checks
  • Contribute to Feasibility & Development Advisory assignments by:
  • Supporting FSI/area statement reviews
  • Interpreting applicable development control norms
  • Assisting in approval process mapping
  • Assist the team in other Strategic Consulting products like Asset Upgradation, FM Consulting
  • Stay updated with changes in building regulations, development control rules, and approval processes across key markets
  • Contribute to building internal approval databases, trackers, and standard review templates
  • Coordinate with clients, consultants, and stakeholders to support timely and compliant project delivery

Skills:

  • Minimum 1–2 years of experience in real estate, construction, project monitoring, design coordination, or statutory approvals
  • Educational Qualification: Bachelor’s degree in Architecture (B.Arch) Post-graduation in Construction Management (NICMAR / RICS preferred)
  • Strong understanding of building approval processes, development control regulations, and statutory approval pathways
  • Working knowledge of FSI/FAR calculations, area statements, and development potential assessment
  • Understanding of approval timelines, dependencies, and approval cost estimation
  • Knowledge of statutory approvals applicable to residential, commercial, industrial, and mixed-use/township projects
  • Basic understanding of construction budgets, BOQs, contracts, and construction sequencing will be an advantage
  • Ability to review drawings and correlate approved plans with site progress
  • Familiarity with RERA provisions related to area definitions, disclosures, and compliance tracking
  • Strong analytical and problem-solving skills with attention to regulatory and technical detail
  • Good report writing and presentation skills for advisory-style deliverables
  • Proficiency in MS Excel, MS PowerPoint, AutoCAD and Canva
